JOB SUMMARY, DUTIES AND RESPONSIBILITIES, JOB REQUIREMENTS
SUMMARY
Our Maintenance Supervisors support efforts in maintaining the property’s maintenance repair operations to the highest standards of safety, quality, and cleanliness.
As a Maintenance Supervisor, you will be responsible for ensuring that preventive maintenance, work orders, and emergency maintenance tasks are performed in a thorough, timely, and quality manner per SOP standards.
Maintenance Supervisors are responsible for researching and obtaining bids for cost and quality for maintenance equipment, materials, and work with Manager's approval.
You will be responsible for assisting with staffing of all maintenance positions at your property: as well as, the training, guidance, mediation, and development of your team.
DUTIES AND RESPONSIBILITIES
Develop and implement planned maintenance schedules for Community Managers review and approval.
Daily physical inspection of the community.
Routinely inspect the entire community to detect potential problems.
Organizes schedules and supervises the activities and assigns tasks to the maintenance staff.
Maintains the maintenance schedule and assures that all shifts are staffed to provide adequate coverage for all tasks, and on call duty.
Ensures pools, fountains and all amenity areas are kept clean and in good working condition.
Responsible for maintaining needed repair parts and inventory for stock items.
Maintain tools and equipment properly.
Perform routine maintenance and turnover work.
Performs personally and/or directs major and more complex maintenance tasks.
Provide instruction to maintenance staff.
Review work orders and prepare monthly maintenance reports.
Participates in the VIP renewal system, and service follow-up calls to residents to ensure satisfaction.
Assists with performance evaluation of subordinates.
Assists with the management of contracted services.
Routinely conducts inspections to assure that work is performed in a safe and good quality manner.
Performs other duties as assigned.
Works within OSHA guidelines.
Present a professional image and courteous to all residents and customers.
REQUIREMENTS
Mechanical experience and aptitude in electrical, heating, ventilation, air conditioning, and plumbing fields and appliance repair at a supervisory level.
Good managerial skills, including ability to manage a team with directories, train and lead their team by example, team motivator.
Good communication skills, including negotiating bids with vendors on project repairs.
Ability to read and interpret blueprints and specifications.
Ability to use sound judgment.
Must have working knowledge of various types of tools and equipment used in the mechanical trades.
Specialized courses in some of these areas, heating and air conditioning systems, electrical systems, energy conservation, and blueprint reading.
Willingness to be on call and carry a cell phone.
Physical capabilities to stand, walk, reach, bend, stoop, climb ladders, grasp, and lift heavy objects up to 75 lbs.
Must be willing to adjust work schedules to complete major project assignments.
Valid Driver's License and reliable transportation always.
CFC certified.
