*Brief Job Description: * Ensure the overall happiness of the residents in the property.
Answer the phones to enter current tenant work orders, or prospective tenants’ questions.
The Leasing Consultant is responsible for keeping occupancy up and collections high.
Without the rock star Leasing Consultant, the property would be nothing.
The leasing agent is the first person to say hello and the last to say good-bye.
*Section 8 Knowledge preferred.
* *Responsibilities: * The main responsibility of the Leasing Consultant is to lease the units in an efficient manner to keep occupancy and collections high.
_*Leasing*_ Going through the leasing process following company procedure: o Prospective tenant calls or walks in.
o Information is then passed on through the Leasing consultant to the prospective tenant.
o Prospective tenant either is interested and applies or leaves.
o Show complete Rent Ready Unit.
o Determine whether the applicant is qualified or not using company policy.
o Notify applicant of results.
o Make sure Unit is completely rent ready for move in.
o Collect security deposits, pro-rated rent and sign lease.
Getting renewals by selling the property and explain how expensive it would be to move to another complex.
_*Marketing*_ · Leasing Consultants should constantly be marketing.
This can be done handing out flyers, posting to our website, posting to craigslist or Zillow, etc.
… · Marketing Flags or banners are great ways of marketing · All marketing should be approved through the Property Manager.
_*Collections*_ · The leasing consultant plays a very important role in the overall collections of the property because they are the main contact point between the tenant base and the landlord.
· The Rock Star Leasing Consultant will implement the importance of paying on time from the moment the tenant shows interest in the property.
· The key to collecting is following the system your Property Manager has laid out for you.
Once a tenant sees you can deviate from the system, they see the moment of weakness and they take advantage of it.
This takes over like a disease and will ruin the collections of the property.
· At Precision Equity we have a system and it works! If you stick to the system you will be successful! _*Maintenance*_ · Current tenants will frequently call and advise you of maintenance issues in their unit.
It is your job as the Leasing consultant to assure them it will be fixed in a timely manner.
· There is two ways to enter work orders: o Advise the tenant that they can easily enter work order requests through our website.
o Enter work order manually be taking the request online.
· If a tenant calls you with a maintenance emergency then it is imperative that you notify the Maintenance Supervisor immediately.
_*Miscellaneous Duties*_ · Help keep track of office inventory.
· Help keep track of keys.
· Assist in any other aspect of Day-to-Day office procedure as needed.
*Requirements:* · High School Diploma · High Education Preferred · One year of full-time Leasing experience with positive referral from previous employer · Reliable Transportation · _Independence-_ Leasing consultants must manage their own time, making sure they are hustling to get the word out about properties and find the information their clients need.
· _Interpersonal Skills- _Leasing Consultants work with clients and customers face-to-face on a daily basis.
Listening to their needs and communicating effectively and pleasantly is a needed skill.
· _Persuasion/Salesmanship- _Skilled leasing consultants are good at convincing clients to buy and sell properties at the right price, and use persuasion to close deals.
· _Problem Solving Skills-_ Leasing agents need to quickly find answers to questions.
